86 Dekalb Avenue included a substantial rehab of 167 apartments in an occupied 14-story building, constructed in 1971. Due to extensive asbestos abatement, residents were relocated on a floor-by-floor basis during the apartment interior renovations.
The scope included a main lobby addition, complete common area renovations, replacement of the domestic hot water plant, and extensive facade restoration.
Life safety enhancements include a new emergency generator, fire alarm system, and approximately 200 security cameras with electronic access control.
Contract requirements included Davis / Bacon wages and MWBE / SDVOB utilization goals, which were surpassed.
