Summit Ridge is a 58-unit, affordable housing property located in the Lower Highbridge section of the Bronx. The project consisted of a 6-story, block and plank structure built on bedrock. Extensive rock breaking and vibration monitoring were required to carve the lobby level into the existing grade.
The building features a stone-accented lobby, roof terrace, emergency generator, and state-of-the-art security camera system. The high-performance building envelope includes R-15 continuous exterior insulation, R38+ roof insulation, and extensive air sealing. Other energy efficiency highlights include LED lighting, high efficiency, condensing boilers, regenerative elevator drives, and a solar / PV system.
The building is modeled to perform 18% better than a code-compliant building (not including solar / PV savings).
