This RAD redevelopment project with The Municipal Housing Authority for the City of Yonkers included the occupied rehab of 200 townhome units in 40 buildings at 7 scattered sites. Additionally, 4 new units were constructed within an under-utilized maintenance building.
The wide-ranging scope included roofing, siding, window replacement, and site improvements. Each apartment was fully renovated, including kitchens, baths, and finishes. Energy improvements included blown insulation in attics, rigid insulation in crawlspaces, new high-efficiency boilers in each unit, and 100% LED lighting.
The project was completed on an expedited 14-month schedule with three site superintendents, a direct-hired workforce of 25 tradespeople, and numerous subcontractors.
Regulatory requirements included Davis / Bacon wages and Section 3 compliance. MWBE / SDVOB goals were exceeded.
