The Frederick is a 15-story, mixed-use, affordable housing development located in the Central Harlem section of Manhattan. The building includes a “FRESH” market, retail store, and ample community space (including a roof garden and computer lab) for resident use.
After extensive shoring and underpinning, a concrete mat foundation combined with piles was installed to support the structural steel, masonry, and precast plank structure.
Building system highlights include a rooftop condensing boiler plant that feeds hydronic PTAC units for heating and cooling, a rooftop emergency generator, and 100% LED lighting.
As demonstrated by the 100% pass rate on all blower door tests, the well-sealed units will yield energy savings and resident comfort for many years.
