The Loehr Court project included the gut rehab of 20 attached buildings to combine and reconfigure small one-bedroom apartments into 60 modern units of varying sizes. Since the property was fully occupied, a phased relocation / renovation plan is being implemented to perform asbestos abatement and reconstruction of each building.
Highlights of the project scope include: building envelope improvements such as new shingle roofing and high efficiency windows, new entrances, community and laundry rooms, life safety upgrades such as fire alarm system, security cameras, intercom, and call for help system in select units.
The central heat / hot water plants were replaced with high-efficiency equipment. Parking, walkways, landscaping, and site amenities were also upgraded.
Compliance requirements include Davis / Bacon wages, Section 3, and MWBE / SDVOB utilization.
