College Arms included a substantial rehab of 164 apartments in an occupied 10-story building, originally constructed in 1972. Residents were able to continue living in their units during the renovation process.
Nearly all of the building components and systems were at the end of their useful lives and needed upgrading. The project team completed a top-down renovation including a new roof, extensive parapet / masonry reconstruction, rehab of every apartment, modernization of common areas, and extensive life safety and energy-saving improvements.
A completely new fire sprinkler and fire alarm system was installed. Elevators were modernized, the central steam boiler plant was replaced, and the distribution system was updated with new steam traps and pipe insulation.
The building’s entrance was renovated to include a beautiful lobby with modern, steel and glass canopy. A community garden and 42 kW solar / PV system were a few of the “green” features included.
